Holding deposit

One week’s rent (which we be deducted from the first months rent in advance)

This is to reserve a property. This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 21 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security deposits

The amount of the deposit is subject to the following:

No more than 5 weeks rent where the annual rent for the tenancy continuance is less than £50,000.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.

Lost key(s) or other security device(s)

Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Variation of contract

£50 (inc. VAT) per agreed variation. To cover the landlords costs as well as the preparation and execution of new legal documents.

Change of sharer (Tenant's request)

£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early termination (Tenant's request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.


Fees to Landlord -

Let Only:

One Months Rent 

Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing 

Deposit Protection:

£125.00

As an additional service for we can protect the deposit on behalf of landlords for peace of mind 

Rent Collection: 

9% of the monthly rent (7.5% + VAT)

As an additional service we can also offer a monthly rental collection, pursue non-payment of rent and provide advice on rent arrears.

Full Management Service:

12.5% of the monthly rent (10.42 + VAT)

Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out a 6 monthly inspection and notifying the landlord of the outcome, advising the Council of a change of tenancy and holding the keys throughout the tenancy term.

TERMINATION OF AGREEMENT FOR PARTIAL OR FULL MANAGEMENT SERVICE

Fee equal to one months rent will be payable in the event that you wish to cancel your agreement. You may only cancel this agreement after the end of any fixed term agreed.

Tenancy and File Set up Administration Fee:

£600 (£500 + VAT)

To prepare the individual property file and accompanying administration plus drawing up a tenancy agreement 

Tenancy Renewal Fee:

£120.00 (£100.00 + VAT)

If the Tenant and Landlord wishes to renew a tenancy at the end of the initial tenancy (6 or 12 months unless otherwise negotiated between all parties), another tenancy will be drawn up.

Inventory Fee:

Ranges from £120.00 to £230.00 (No VAT) depending on number of bedrooms and whether Furnished or Unfurnished. (More than 5 bedrooms or heavily furnished properties by negotiation).

Checkout Fee: 

Ranges from £120.00 to £180.00 (No VAT) depending on number of bedrooms and whether Furnished or Unfurnished. (More than 5 bedrooms or heavily furnished properties by negotiation). The check-out fee will include the unprotecting of the deposit where applicable and return it to the landlord.


Energy Performance Certificate (EPC):

An Energy Performance Certificate can be provided at £95.00 (No VAT)

Property Floor Plan: 

A Property Floor Plan can be provided at no extra cost (subject to exceptions)
