We understand that every potential Landlord has different needs, which is why we offer three types of Letting and Management Services -

LET ONLY

Our Let Only service includes –

• Marketing of the property
• Conducting the viewings
• Introductions and referencing of prospective tenants
• Preparation of the tenancy agreement and deposit registration
• Inventory check (if required)
• First month’s rent collection (forwarded to landlord, less our agreed fee)

Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

PARTIAL MANAGEMENT / RENT COLLECTION

In addition to the elements offered in the Let Only service above, Partial Management will also provide a rent collection service.

FULL MANAGEMENT

This is our inclusive service, which includes all of the items in our Let Only service above, as well as –
• Periodic inspection visits
• Manage maintenance issues (within the confines of our Management Agreement) and recommend, oversee and account for any necessary repairs
• Collect and process all rental payments
• Tenant liaison - renewing tenancy agreements and rent reviews (This service is suitable for those Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent).

We’re Flexible

Although these are our main letting services we maintain a flexible attitude and are generally able to adapt our service to meet our client's individual circumstances and needs. For example by providing a part only service, or occasionally by taking on additional tasks and duties.

Did you know? Smoke Alarms

During any period beginning on or after 1st October 2015 while the premises are occupied under a tenancy (or licence) the landlord must ensure that a smoke alarm is equipped on each storey of the premises on which there is a room used wholly or partly as living accommodation. A living room will include a lounge, dining room and kitchen as well as a bathroom or toilet. It also includes a hall or landing. This means that a smoke alarm must be provided in working order on each storey together with a carbon monoxide alarm in rooms with a solid fuel appliance.
